Residential Development ÖBB Neues Landgut
The ÖBB Neues Landgut housing development is conceived as a cohesive, identity-forming ensemble of two interconnected volumes arranged around a courtyard. The project is embedded within its surroundings while offering strong residential qualities that support a high quality of life for future residents. Through the configuration of the floor plans and the stepped setbacks of the buildings towards the courtyard, the design creates a gesture of opening both to the south and upwards. The opening to the south connects the residential ensemble with its surrounding context, while the opening upwards allows high-quality natural daylight to reach the lower levels and the courtyard, significantly enhancing the spatial quality of the outdoor courtyard area.

Diversity of Use
The apartments vary in size and orientation, facing all cardinal directions and thereby offering a wide range of residential typologies. The orientation towards the railway is understood as an identity-forming element of the project. Apartments facing northwest are equipped with mechanical ventilation and cooling systems, allowing spaces to be ventilated during summer without opening the windows. Some apartments feature specific floor plan layouts that take the requirements of shift work into account.

Nature-Oriented Living in the City
In terms of open spaces, biodiversity and a natural lifestyle in the city are supported: Through the use of natural materials, attractive, near-natural open space design, contiguous green areas and enclosure-free zoning. Integration into the overarching green and open space network is accorded great importance. By opening up the courtyard to the street, a connection to the outside is created.

The courtyard does not have a basement and has a near-natural design with large earth cores and extended root space using the sponge city principle. The roof areas have extensive green roofs. The open spaces directly assigned to the flats offer a high degree of privacy due to their design as loggias.
